Commercial Kitchen Space to Start Cake Decorating business

Recent graduate of the Institute of Culinary Education in NYC. Received food manager's certificate, Suffolk County. Want to start a cake decorating business. Would need counter, oven and refrigeration. Can supply my own mixer, but if you have one that would be great. Can work out rental price per hour/week/month or even barter for baked goods.
